Scarborough Muir Group commits to speculative industrial development at Queensferry One, Rosyth

Forth Green Freeport partner, Scarborough Muir Group (SMG), the joint venture between Scarborough Group International and Inverkeithing-based Muir Group, has confirmed its commitment to deliver a new 50,000 sq ft industrial and logistics unit on a speculative basis at Queensferry One, Rosyth.

The decision follows the progression of enabling works at the site, supported by the UK Government’s recent Site Accelerator Grant, and reflects sustained occupier demand for modern, well-located industrial accommodation across Scotland’s Central Belt.

The building, known as Q1 50, is fully consented and will form the first phase of development at Queensferry One, a 110-acre former Ministry of Defence site on the Forth Estuary with the capacity to deliver more than 1.2 million sq ft of industrial and logistics space.

Q1 50 has been designed to meet current occupier requirements and can be delivered either as a single 50,000 sq ft unit or subdivided to accommodate multiple users. The specification includes a 10-metre clear haunch height, high floor loadings, generous yard and service areas, extensive car parking, EV charging infrastructure and up to 1 MVA of power capacity. The building will target BREEAM Very Good and EPC ‘A’ ratings.

Muir Construction has been appointed as principal contractor for the development.

Queensferry One is located adjacent to Junction 1 of the M90, the Queensferry Crossing and the Port of Rosyth, providing strong road, rail, sea and air connectivity to Central Scotland, the wider UK and international markets. The site sits within an established industrial area supporting manufacturing, maritime, defence and renewable energy businesses and benefits from a workforce of more than 2.25 million people within an hour’s drive.

It is also located within a designated tax site as part of the Forth Green Freeport, meaning eligible occupiers may benefit from a package of incentives intended to support investment and job creation, including enhanced capital allowances, relief from non-domestic rates, reduced employer National Insurance contributions and land and buildings transaction tax relief.
