Scarborough Muir marks first development activity at Queensferry One with sod-cutting ceremony

Scarborough Muir Group (SMG), the joint venture between Scarborough Group International and Dunfermline-based Muir Group, has marked a major milestone at Queensferry One, Rosyth, with a ceremonial sod-cutting event to commence site preparation works.

Thanks to the efforts of the Forth Green Freeport steering group, the event, which took place on Tuesday 5th May 2026, represented a turnround in activity at the 110-acre site and signalled the need to bring forward strategically important activity within the Forth Green Freeport.

The works focus on site preparation and groundworks to support construction of Q1 50, a fully consented 50,000 sq ft speculative industrial and logistics unit, subject to contract. These works have been supported by a £300,000 UK Government Site Accelerator Grant secured earlier this year by Scarborough Muir Group, helping fund key enabling works including the removal of legacy foundations and preparation of the development platform.

Attendees at the event included representatives from UK and Scottish Government, Fife Council, Forth Green Freeport, Fife College and Fife Chamber of Commerce, alongside senior figures from major regional employers and strategic partners including Forth Ports and the Ministry of Defence. Their presence reflects the strong level of regional and national interest in Queensferry One and its long-term economic, industrial and skills potential.

Queensferry One occupies a prime location adjacent to Junction 1 of the M90, the Queensferry Crossing and the Port of Rosyth, providing exceptional connectivity by road, rail, sea and air. Its position within a designated tax site as part of the Forth Green Freeport offers occupiers access to a range of incentives, including enhanced capital allowances, relief from non-domestic rates, reduced employer National Insurance contributions and land and buildings transaction tax relief.

Together, these advantages position the site as a key destination for advanced manufacturing, logistics, renewable energy and related businesses, supporting both regional growth and the UK’s wider industrial strategy.

Construction of Q1 50 is expected to follow completion of groundworks, subject to contract, with the unit anticipated to be available for occupation in 2027.
